Offer Instructions

 

ALL documents MUST be completed and submitted together to move forward with your application.

This will not be your typical transaction.

 

1.       Property must be Owner Occupied. (We do not sell to investors)

2.       Clients MUST meet income requirements.

a.       Please reference the 2025 Income Guidelines to verify your client meets the income requirements.

b.       Clients must meet Guidelines at 80% AMI.

                                                               i.      Family of 1 $59,750

                                                             ii.      Family of 2 $ 68,300

                                                            iii.      Family of 3 $76,850

                                                            iv.      Family of 4 $85,350

                                                             v.      Family of 5 $92,200 

3.       Your client WILL also have to pass a background check.

a.       Please complete and sign the Questionnaire authorizing us to request the background check.

b.       All applicants listed on the loan must sign the form. Please include names and ages of children under the age of 18 that will be living in the house. If both spouses are working, we need documents from each. 

4.       We need a Prequalification Letter from your client’s Lender.

a.        Please make sure the pre-qualification letter matches the Third-party Financing details, including the approved loan amount, number of years of the loan, dollar amount financed, and interest rate percentage.

b.       Habitat offers in-house financing. If your client is interested, please reach out to Tasha Hendrix via email Tasha.Hendrix@trinityhabitat.org  . Please CC listing agent to make them aware of request.

c.        Please notify Listing Agent if ANY Assistance Programs will be used for the transaction. 

5.       Offer must be submitted using Habitat’s New Home Residential Sales Contract

a.       2% of Sales Price is required for Earnest Money.

b.       No more than 15 days for Financing Approval.

c.        $100 is required for a 5-day Option Period.

d.       Title and Survey are at the expense of the buyer

e.       Buyer’s agent commission is 2%.

f.        Buyer(s) must complete 20hrs of sweat equity educational classes to close on the property. NO EXCEPTIONS

g.       The Property will be conveyed to Buyer subject to a Declaration of Affordable Housing Covenants, Conditions and Restrictions and Right of Purchase to be executed by Seller and recorded as part of the closing. NO EXCEPTIONS

h.       Please have your clients read the deed restrictions (Declaration of Affordable Housing Covenants) and have them reviewed by their attorney to make sure they are aware of their purchase.

6.       To submit your offer, please include the following:

a.       Habitat Mortgage Questionnaire

b.       The most recent 30 days proof of income for all parties on the loan.

c.        Pre-Qualification letter from your Lender

d.       RJW’s Square Footage Disclosure Document

e.       THIS(Offer Instructions) document signed by the buyer(s) and the buyer’s agent.

f.        Wire Fraud Form

g.       Habitat Warranty Document signed by the buyer(s)

h.       Please submit ALL documents individually in 1 email as separate PDFs.

7.       Buyers will have to complete 20 hours of sweat equity online and in person classes. When offer is accepted, buyers must reach out ASAP to Micah Hogue via email at Micah.Hogue@trinityhabitat.org . *Please see the attached Fee Structure sheet for more information on the HUD and Habitat U Classes. *

 There will be no exceptions. Classes MUST be completed prior to closing date on the contracted property. If the client does not complete courses, then the closing date will be pushed back until required courses are completed.

 8.        Agent, this is NOT a typical transaction. The listing agent will submit your application to the builder as soon as ALL documents are received.

 9.       Once you have submitted your complete package, it will take the builder 10-15 business days to respond. We will acknowledge receipt of your offer and let you know where you are in the application process, but please be patient. The Builder is open Monday-Friday, if you have a question after hours, we will respond the next business day.

10.    To continue delivering affordable, quality homes in a timely manner we do not offer upgrades or modifications. No color, design, or elevations changes will be accepted. Property is sold as is.
